Ascot, Adelaide — a 1920s brick villa with generous rooms but disconnected living flow. The owners wanted light, function, and respect for original detail without a heritage museum outcome.
Front formal rooms saw little use while the rear kitchen and meals zone felt cramped and dark. Plaster cracks followed seasonal movement; floor levels stepped awkwardly between zones. The client brief asked for connected living and dining while retaining ceiling roses, skirting profiles, and external character visible from the street.
Initial concepts from others proposed removing all internal walls — engineering review showed some masonry piers carried roof load. Full openness was neither safe nor necessary for the lifestyle gain sought.
We designed a widened opening between dining and living with engineered steel lintel concealed within ceiling space where possible. Kitchen remained in footprint but received new joinery facing the opening, improving sightlines to garden without relocating plumbing stacks. Floors were levelled with selective subfloor repair before continuous engineered timber installation.
Plaster restoration used compatible base coats before level-five finish in main zones; original roses were protected during ceiling works. Lighting combined dimmable ambient circuits with task illumination at reading and serving areas.
Living and dining now read as one coherent space for daily use while front formal room remains available for occasional entertaining. Natural light penetrates deeper into the plan; the owners report cooking no longer feels isolated. Floor transition eliminated trip concerns for visiting grandparents.
Project completed within quoted allowance after minor provisional for subfloor repair triggered and approved transparently. Handover included paint schedule and fitting care notes.
