What your quote contains

Quotes list inclusions by area: demolition, trade labour, materials with specified brands or tiers where selected, allowances for items not yet chosen, and exclusions clearly stated. Timeline assumptions and validity period appear on the cover sheet.

Provisional sums cover unknowns — latent plumbing faults, subfloor repair, asbestos removal — with rules for how they are triggered, documented, and approved. We do not treat provisionals as hidden margin; they reflect genuine uncertainty in older homes.

Selections and allowances

When finishes are not yet chosen, allowances reflect realistic Adelaide supply costs for the quality tier discussed. Upgrading beyond allowance increases price; coming in under allowance reduces it. Substitution rules are written so there is no ambiguity at invoice time.

Compare quotes fairly: Match inclusion scope, material tiers, and provisional treatment. A lower headline with vague wet-area scope often costs more later.

Revision and questions

Questions are expected. We revise quotes when scope changes — removing a wall after engineering review, adding a skylight, or swapping benchtop material. Each revision is dated and supersedes the prior version.

Comparing multiple quotes

Line items should align room by room. If one quote omits demolition, waterproofing, or electrical compliance, the gap will appear later as variation. We welcome comparison questions — transparency at tender protects both parties during build.

Deposit and commencement

Contract states deposit, progress payments, and commencement conditions — selections locked, access confirmed, approvals obtained. We do not start demolition until pre-start checklist is complete.

Validity and revision

Quotes expire on stated dates because material costs and trade availability move. Revising scope within validity is normal; restarting from scratch after months is not — conditions may need re-measurement.
